
The Planning Group Ltd (TPGL) work with landowners/clients to promote their land either through the Local Plan process or by way of Planning Applications to bring forward land and considerably enhance the value.
TPGL have various business models for doing so by sharing the risk with the landowner/client. TPGL will fund all of the costs or part thereof and share in the profit based upon the increased value of the land by way of either an allocation (Local Plan) or a planning consent.
We are working on several open market residential schemes in Shropshire and other locations, ranging from applications for between 10 to 23 dwellings. Our caseload is not restricted to residential and we cover commercial and industrial development projects including HMOs and retail sector.
TPGL have recently concluded such a scheme in Rollestone Road, Holbury, Southampton, SO45 2GD working with the Arnewood Group.
Case Study Holbury:-
TPGL discussed and agreed the way forward to achieve a valuable planning consent for 9 upmarket residential units, the site was not allocated for development and was sited in “open countryside” in planning terms although was a natural extension to the built development. The LPA could not demonstrate a 5 year land supply (as required by the government) and due to that supported the scheme as there were no constraints or harm.
The Planning Group Ltd employed all consultants which comprised of ecology, drainage, highways and architectural.
The application had logistical challenges as it is in the Solent Area meaning that Nitrate Neutrality and a high value nature conservation area had to be considered.
The scheme attracted several local objections including the Parish Council which led to the application to be considered by the Planning Committee, fortunately the Elected Members approved the application. We were able to watch the Committee meeting online and there were times when it could have gone either way however, if the application had been refused we were ready to take the refusal to appeal with the Planning Inspectorate (PINs) as we had the weight of the Planning Officer’s recommendation for approval.
