Martin Parrish, MD of The Planning Group Ltd worked closely with the landowner, Pontesbury Parish Council and Shropshire Councillors to develop the Hare and Hounds Pub site in Cruckton into an attractive and versatile housing site.

The derelict pub had seen a great deal of vandalism and arson and was a dangerous eyesore that required a use to be put in place.  The building was classed as a non-designated heritage asset, so any development had to be respectful of this and echo local vernacular styles as it was also located in open countryside.

Phase 1 of the scheme saw the Planning Group, acting as planning and development consultants, create a plan for the existing gutted building to become 4 houses.  This required consideration of the whole site as Phase 2 would require the same infrastructure to be in place and accessible.

Phase 2 saw Martin Parrish achieve much needed “affordable housing” through a cross-subsidy scheme that offers a mixed selection of 6 “affordable dwellings” for sale at discounted prices in perpetuity, and 4 open market dwellings.

The project, for both Phases 1 and 2, required careful design and consideration to create a scheme of properties that blend into the existing landscape and would become an asset for the local area.  The scheme was so pleasing that it did not receive one single objection.
