Wem based Planning Consultants, The Planning Group Ltd, have had a busy time securing planning permission for local stables and arenas over the last few months.
One would think that common sense would dictate that stables and associated facilities for equestrian pursuits would obviously require a countryside location, however this is not always as straightforward as one would hope with some Councils considering that stables would “encroach into open countryside” and refusing on this basis.
On a recent Appeal against Shropshire Council, Reference number APP/L3245/W/23/3319142, the Inspector commented,
“Buildings associated with equestrian uses are typically required to be located in countryside locations which normally provide appropriate space, facilities, grassland and environment for horses. As such, equestrian buildings generally do not appear out of character in the countryside.”
Whilst these applications are for horse accommodation, statutory consultees opinions are still of paramount importance and should be treated accordingly – Highways, Ecology and Drainage play a vital part.
This is also a case of when is an agricultural field not an agricultural field – the answer being when it is an equestrian field. There is a distinct difference between the two.
